Q.01What actually works on day one, and what takes longer?
Straight ladder. **Same day:** the Notion workspace and SOPs — duplicate and use. **Same day, if you have Claude:** the seven skills, installed as above. **After you stand up n8n:** the five automations. n8n Cloud is a paid product and self-hosting means Docker on a box that stays on — that's the real gate, and it's yours to clear. One wrinkle worth knowing before you choose: the lead router is fired by a webhook, so it needs an n8n your web form can reach over the public internet. n8n Cloud gives you that; a self-hosted instance behind a home or office router doesn't until you add a domain or a tunnel. Q.02Whose 7am is 7am?
Your n8n host's. Every scheduled workflow here fires on the instance clock, not your local one — set the timezone on your n8n instance and the hours in this listing are the hours you get.
Q.03Does the SMS work out of the box?
No — and anyone who tells you otherwise hasn't shipped A2P traffic. Texting requires your own Twilio account, and US A2P 10DLC registration is not just a waiting period: you need a legal business identity (an EIN, or a registered sole proprietorship), a registration fee, and a purchased phone number *before* brand and campaign review even starts. Review then runs days to weeks and can be rejected. Until it clears, leave the Twilio fields blank: routing, assignment, Notion writes and the email path all still run.
Q.04Will this work with my MLS?
It speaks the RESO Web API standard rather than any one MLS's private feed — if your MLS issues you a RESO Web API base URL and bearer token, the comp pull works. Getting that access approved is between you and your MLS and it is rarely fast. If you can't get it, Properties & Comps takes CSV import and manual rows (it has the Source field for exactly that), and `/cma-builder` works off whatever comps are in the database.
Q.05Does it send the buyer-representation agreement for signature?
No. There are no BBA templates and no e-sign integration in this product. What ships is `/bba-language-check` for reviewing language you already use with your counsel, a Compliance & Document Vault row so every unsigned BBA is visible, and a `BBA Signed` checkbox on Buyer Pipeline you can filter an awaiting-BBA view on. Your existing e-sign tool keeps doing the signing.
Q.06Is this legal or compliance advice?
No. The Brokerage OS produces drafts, checklists, and process guardrails. Every output is for human review. We are not your attorney; verify state-specific requirements with your state board and counsel.
