The buyer-side Commission-approved form is BC60, Exclusive Right-to-Buy Listing Contract, and the Division publishes it versioned by date — including a version 'for use on or after January 1, 2026.' Check the version stamp on the form you are about to send; a superseded Commission form is its own problem. Per the Division's own materials, additional duties a broker agrees to provide — open houses, showings, lockbox, MLS use — must be documented in writing. What we did NOT verify is whether any Colorado statute independently compels a written buyer agreement before touring or before an offer, so that field stays blank.
