Notes. A broker or principal broker representing a buyer in a residential transaction of land or one to four dwelling units must enter into a written representation agreement with the buyer, entered into before — or as soon as practicable after — starting efforts to assist the buyer in purchasing or identifying real estate for purchase. Not required for a commercial transaction or property with five or more residential dwellings. Required contents per OREA: the agent's legal obligations under ORS 696.810 (or a reference to the Initial Agency Disclosure Pamphlet); the licensee's license number and the name and contact information of the principal broker responsible for supervising the licensee; effective and expiration dates, with the term no longer than 24 months; the buyer's general search criteria; an explanation of how the agent may be compensated; and termination rights for both buyer and agent.
